The villa with ~ 128m² living space has a very large terrace (partly covered and with sun protection) with a brick fireplace barbecue and allows a pleasant stay, guest reception, wine enjoyment with sunset and much more. On the ground floor there is a large, well-equipped kitchen and dining room (with a Swedish stove for the colder months). There is also an office/study (alternatively a bedroom), a storage room/vestibule with access to the upper floor and a small bathroom with WC. The upper floor impresses with a spacious living room with an open fireplace and large window area with access to the spacious balcony with the best views. There are also two larger and one smaller bedroom for your family and/or guests, a bathroom with WC and an entrance hall with its own exit. High-quality air conditioning units (with cooling and heating function) ensure a pleasant temperature all year round. There is also the option of dividing the property into two residential units. Access to the main house is from the upper road to three parking spaces directly behind the house and there is also a parking space next to the road (could also be used as a building plot - approx. 700 m² = option). The well-kept garden with old (integrated) olive trees, areas to linger, several herb gardens (with irrigation system) and elaborate stone walls create a unique microclimate for Mediterranean enjoyment. The entire technology is very well maintained and well thought out. There is a solar system on the roof for heating water. The large cistern provides water all year round (with economical consumption), which is sterilised by a UV system. There is a connection to the local water network, ensuring a reliable supply. Due to the ideal orientation and many hours of sunshine, an almost self-sufficient operation would be possible with a photovoltaic system ... The island of Korčula has always been popular with nature lovers and the harbours of Korčula town and Vela Luka are also popular with sailors. The location in this quiet bay in Karbuni is excellent for those seeking relaxation and a newly built coastal road takes you to the town of Blato, 8 km away, in just a few minutes, with plenty of shops, restaurants, a pharmacy and much more. The harbour town of Vela Luka is 8 km away and also has a very good infrastructure (including ferry connections to Split and Lastovo). The region of southern Dalmatia is becoming increasingly popular, as access via the well-developed motorway from Austria/Germany/Switzerland has improved significantly in recent years. The newly built, 2.4 km long bridge from the mainland to the Pelješac peninsula saves the passage through the corridor in Bosnia and only a short ferry connection from Orebić to Korčula town (15 minutes, running every hour in the high season) is required for the crossing to the island. The journey is also possible by ferry from Split (with / without a car) and Split Airport is served by the most popular destinations in Europe during the high season. Popular excursion destinations are the neighbouring islands of Lastovo, Vis, Hvar and Mljet (national park, beautiful bays) and Dubrovnik is also a popular destination (filming location of "Game of Thrones", city walls, old town, harbour and much more).
